Our Initial Phone Call

The initial phone call is typically 30 minutes. This helps us understand your real estate needs and make sure we are the best fit for your timeline and expectations.

Meet at your home or virtually

We like to meet in person with you at your home when appropriate. Or we have the capability to do a virtual walk thru of your home as well. It is only by walking through the property that we can offer the best recommendations for you. Some items we like to discuss with our sellers include:

  • Create a plan of action based on our conversation, to best meet your goals

Getting your property ready for sale

Our listing team is ready to assist with preparing your home for sale. Depending on the amount of work needed, we typically are able to prep your home for sale in 2-3 weeks. One of our team's key points of difference is we help coordinate all of the work with the vendors of your choice or per our recommendation. Our clients find great value in our "hand us the keys and walk away" approach.


Some of our listing team responsibilities include:

  • Meet with vendors for bids 
  • Collect all bids for your review and approval
  • Create a listing prep calendar so you know what is happening at all times
  • Coordinate the work being completed with updates provided to you so you're informed on the work's progress
  • Ensure the home is ready to go to market on time

Making sure we know what's under the hood

In our market, having inspection reports ready with our disclosure packet shows we are not "hiding" anything and encourages "As-Is" offers. Not having inspection reports ready when going on market makes Buyers less comfortable and we may see offers with contingencies on inspections. 

Minimum Standard Inspections and Reports Include: 

  • Property Inspection: $600-$700
  • Pest Inspection: $350-$500
  • Natural Hazards Report: $150 (this is required by law)

Disclose, disclose, disclose

California law requires sellers to disclose material information to the buyer. Failure to do so could create significant liability to the seller. Our team will sit with you and review all disclosures to ensure they are properly completed.

Two of the most important disclosures you will complete are the Transfer Disclosure Statement (TDS) and the Supplemental Sellers Checklist (SSC) or Supplemental Seller Questionnaire (SPQ). We will assist you so these documents are complete and within compliance.

How buyers experience your home

We show the property through Twilight Tours, Open Houses, Brokers Preview, and private showings. All of our team members are well informed of the home, and will speak intelligently on the highlights and features to incite interest and enthusiasm for the property.

Helping you understand your options

It is typical of our market to set an offer date when we receive offers for your review. Negotiations are done through a thoughtful and transparent way and we will walk-through all aspects of the offer(s) which are important to you to ensure that you may make the best possible decision.

We've reached the finish line

Our team will keep you informed of the process and all the key steps during escrow. Once the purchase of your home is official and recorded with the county, we will notify you immediately of the exciting news, and coordinate the hand off of all keys to you as the new home owner! 


  • Important timelines in the escrow process include: ​Buyer Initial Deposit - Typically within 1-3 business days of the ratified contract.
  • Additional Inspections/Contingencies removal if any
  • Appraisal: If there is a loan, the lender will require an appraisal and approval by the underwriter. We will attend the appraisal to ensure proper representation of the property, market, and comps.
  • Signings:  Both the buyer and seller will need to sign closing paperwork in person for notary purposes. We also attend the signings to answer any questions. If you will be traveling domestically or would prefer to sign in a more convenient location, we are happy to schedule a mobile notary.
  • Final Funds in Escrow: Typically within 1-2 days before close of escrow all the buyer funds and lender funds will be deposited into escrow. We confirm with escrow once all funds are deposited, and are set to record with the county.
