Prep Your Home For Sale
Our listing team is ready to assist with preparing your home for sale. Depending on the amount of work needed, we typically are able to prep your home for sale in 2-3 weeks. One of our team's key points of difference is that we help coordinate all of the work with the vendors of your choice or per our recommendation, and can select all of the colors, finishings etc, as well as act as a project manager to complete the job in a quick turnaround. Our clients find great value in our "hand us the keys and let us take over" approach.
Some of our listing team responsibilities include:
Meet with vendors for bids at your home
Collect all bids for your review and approval
Create listing prep calendar so you know what is happening at all times
Oversee the work being completed. Daily updates are provided, so you stay informed about the progress
Ensure the home is ready to go to market on time
In our market, having reports ready with our disclosure packet shows we are not "hiding" anything and encourages "As-Is" offers. Not having reports ready makes Buyers less comfortable writing "As-Is" offers and we may see offers with contingencies on inspections. Once the inspections come in, and if there is a contingency, the Buyers may negotiate repairs or walk away. It is our highest recommendation that we have reports ready to avoid the latter situation.
Standard Inspections and Reports Include:
Property Inspection: $600-$700
Pest Inspection: $350-$500
Natural Hazards Report: $150 (this is required by law)
California law requires sellers to disclosure several pieces of material information to the buyer. Failure to do so could create significant liability to the seller. Our team will sit with you and review all disclosures to ensure you have completed them fully and answer any of your disclosure-related questions.
Two of the most important disclosures you will complete are the Transfer Disclosure Statement (TDS) and the Supplemental Sellers Checklist (SSC) or Supplemental Seller Questionnaire (SPQ). We will assist you so these documents are complete an within compliance.

We show the property through Twilight Tours, Open Houses, Brokers Preview, and private showings. All of our agents are well informed the home, and can speak intelligently on the highlights and features to drum up excitement and interest.
Keeping You Informed Along the Way
Throughout the home preparation and selling phases, we keep you well informed of our all of our marketing efforts, buyer activity, market activity (when properties in the neighborhood have sold), disclosure requests, and the number of potential offers.
In this market, we typically set an offer date that we will review offers. This allows agents to prepare an offer and know they will be equally reviewed by the seller. Upon receiving offers, we prepare an Offer Matrix so that the seller may easily review offers and make the best informed decision.
Our team will keep you informed of all the steps and process during escrow. Once the sale of your home is official and recoded with the county, we will notify you immediately of the exciting news, confirm the wire for the proceeds has been initiated to your bank account, and coordinate the hand off of all keys to the new buyers.
Important timelines in the escrow process include:
Buyer Initial Deposit - typically within 1-3 business days of the ratified contract.
Additional Inspections/Contingencies removal: in our market , we are still seeing NON-CONTINGENT offers
Appraisal: If there is a loan, the lender will require an appraisal and approval by the underwriter. We will attend the appraisal on your behalf to let the appraiser in the home, show the features of the house, inform them of the offer process, and answer any questions they may have.
Signings: Both the buyer and seller will need to sign closing paperwork. You will need to be present to notify documents. As a complementary service to our team, our escrow officer will sign documents at our office. We also attend the signings to answer any questions. If you will be traveling domestically or would prefer to sign in more convenient location, we are happy to schedule a mobile notary.
Final Funds in Escrow: Typically within 1-2 days before close of escrow all the buyer funds and lender funds will be deposited into escrow. We confirm with escrow once all funds are deposited, and are set to record with the county.
